Daylight, Sunlight & Overshadowing Assessments
At Wave Dynamics, we provide Daylight, Sunlight and Overshadowing (DSO) Assessments across Ireland and the UK. With offices in Dublin, Wexford, Cork, Belfast and London, and a strong presence in Galway, we help developers, architects and planning consultants understand how proposed developments may affect access to natural light.
Our assessments support planning applications by evaluating the potential impacts of new developments on neighbouring properties, outdoor amenity spaces and future occupants. Using recognised assessment methodologies and detailed modelling techniques, we deliver clear, evidence-based reporting that helps inform design decisions and support successful planning outcomes.
Daylight, Sunlight & Overshadowing Assessments
Access to natural light is an important consideration in the planning and design of new developments. Planning authorities often require daylight and sunlight assessments to demonstrate that a proposal will not result in unacceptable impacts on surrounding buildings, gardens, open spaces or future residents.
Our assessments evaluate:
- Daylight levels within buildings
- Sunlight access to windows and living spaces
- Overshadowing of gardens and amenity areas
- Impacts on neighbouring properties
- Effects on proposed residential developments
- Compliance with recognised guidance and best practice
Where required, we provide recommendations to help optimise design and reduce potential impacts.
